Roof lifespan by material

Lifespan is the second half of every roof price. A material that costs twice as much and lasts three times as long is the cheaper roof — the table uses our national modelled ranges for a 2,000 sq ft roof to show cost per year of expected life (midpoint to midpoint, for comparison only).

What shortens a roof's life

Reading the ranges honestly

Lifespans above are typical published ranges (manufacturer and NAHB-cited figures), not guarantees: a well-installed architectural shingle roof in a mild climate outlives a badly installed metal one. Lifespan claims from a salesperson that exceed the table by 50% are a sales technique, not a specification.
